In September 2026, MV acquired Atlantica at Dania Beach, a newly built garden-style multifamily community, through a complex special situation that kept traditional buyers on the sidelines — and created an entry basis well below the cost to build the asset today.
Delivered in 2024, Atlantica comprises 118 apartment units across six three-story garden buildings, with a resort-style pool, clubhouse, fitness center, dog park, and gated access. The community came to us through a distressed, off-market situation whose structural complexity narrowed the buyer pool — allowing us to create a high quality, new-build asset at a steep discount to replacement cost.
The business plan is straightforward: operate the community efficiently under vertically integrated management, bring the expense load in line with a stabilized asset, and pursue property-tax efficiency, including Florida’s Live Local Act, which supports attainable rental housing. In-place rents already sit below the levels the surrounding submarket commands, providing a margin of safety in the underwriting.
